Ascend Communications/Lucent Technologies, Alameda, CA (Phase I)

  • Strategic planning, site selection, development/construction management and financing.
  • Developed a six-building, 385,000-square-foot, headquarters campus working with over 75 team members including; consultants, agencies, city officials, subcontractors, utility companies, lender and legal.
  • Assisted in other domestic and international expansion.

Ascend Communications/Lucent Technologies, Alameda, CA (Phase II)

  • A few years later purchased the campus after Lucent Technologies acquired Ascend and implemented a profitable repositioning strategy.

Cost Plus World Market Headquarters, Jack London Square, Oakland, CA

  • Strategic planning, site selection, renovation to suit, long-term lease.
  • Purchased and renovated this 60,000-square-foot office building then leased it back to Cost Plus on a long-term basis.
  • Performed on an open-book basis and resulted in a very favorable tenant-oriented long-term lease on land with very compelling long-term investment value.
  • In 2016 we sold this asset and traded into a portfolio of legacy assets.
Zhone Technologies

Zhone Technologies, Oakland, CA

  • Strategic planning, site selection, development/construction management and financing.
  • Developed a 180,000-square-foot, high-visibility headquarters campus for this leading-edge networking-equipment technology firm.
  • Worked with the City of Oakland and the Oakland Redevelopment Agency to process the entitlements for this project in less than three months.
  • Recognized by the San Francisco Business Times for architectural excellence (design by FME Architects).

2020 Milvia, Berkeley, CA

  • Capitalized on a unique opportunity to purchase a 41,000-square-foot office building in the central business district of Berkeley, CA.
  • Implemented a successful investment strategy over 10 years and ultimately sold the property.
  • This investment also benefited from the ownership’s long-term positive working relationship with Bank of Alameda.

The Waterfront at Harbor Bay Business Park, Alameda, CA

  • A 100-acre portion of an institutional quality business park which was reintroduced in 2003.
  • Built substantial marketing and development momentum.
  • Results include a diverse occupant base and more stable real-estate values.
  • Notable build-to-suit projects which the team has implemented within the park include: Peet’s Coffee and Tea, Ettore Products, The Cheese Works, Allergy Research Group, Donsuemor, Zephyr Ventilation Hoods, The North Face, Stacy and Witbeck, Inc..

Oaks Business Park, Livermore, CA

  • Developed the infrastructure for this 140-acre business and technology park.
  • Performed one build to suit, sold out first phase of land and ultimately sold the project.

2001 Broadway, Oakland, CA

  • 64,000-square-foot historic renovation.
  • Creative reuse of historic, art deco former I. Magnin building into a light and open office environment.
  • All aspects of development, leasing, financing and management performed in conjunction with SRM Associates.
  • Sold the project in 2013 on favorable terms.

2150 Shattuck Avenue, Berkeley, CA

  • Acquired 148,000-square-foot, 13-story office building.
  • $7 million capital-improvement upgrade (seismic, life safety, elevator) completed in 2001.
  • Includes 612 car parking garage.
  • Prime downtown Berkeley location above the downtown Berkeley BART station.
  • Currently own and manage with our private equity partners.
3011 Triad

Tri-Valley Technology Campus, 3011-3077 Triad Drive, Livermore, CA

  • Reposition and sale.
  • Performed structural upgrade and capital upgrades while managing the asset and preparing for eventual sale for our institutional client.

Tri-Valley Technology Park, Lots 9&10, Livermore, CA

  • Development feasibility, marketing and sale.
  • We established a development strategy for our institutional client.  When the client opted not to assume development risk we assisted in the marketing and eventual sale to a developer.

Tri-Valley Technology Park, Lot 17, Livermore, CA

  • Development feasibility, marketing and sale.
  • Established a development strategy for our institutional client which ultimately led to the sale of the site to a user.
  • The sale was consummated in a very difficult real-estate market.

Flint Ink, Fourth and Gilman Streets, Berkeley, CA

  • Consulting to corporate owner/user.
  • One of several assignments in which a large corporate user desired to relocate their manufacturing operations and optimize the value of their under-zoned property prior to sale.
  • Commenced necessary entitlements to sell for the property’s highest and best offer.
