- Strategic planning, site selection, renovation to suit, long-term lease.
- Purchased and renovated this 60,000-square-foot office building then leased it back to Cost Plus on a long-term basis.
- Performed on an open-book basis and resulted in a very favorable tenant-oriented long-term lease on land with very compelling long-term investment value.
- In 2016 we sold this asset and traded into a portfolio of legacy assets.
Zhone Technologies, Oakland, CA
- Strategic planning, site selection, development/construction management and financing.
- Developed a 180,000-square-foot, high-visibility headquarters campus for this leading-edge networking-equipment technology firm.
- Worked with the City of Oakland and the Oakland Redevelopment Agency to process the entitlements for this project in less than three months.
